The same ten steps, every deal.
How it goes now Ten steps
- 01Open the Word template
- 02Retype the key terms into it
- 03Save a version, attach it to an email
- 04Send, then wait
- 05Tenant marks it up and emails it back
- 06Retype their changes into the document
- 07Save another version
- 08Repeat until the terms are agreed
- 09Chase identity documents by email
- 10Collate and file it all by hand
With Volant Three
- 01Enter the key terms
- 02Send
- 03The tenant does the rest
Your template is loaded once. Every deal after that is three steps.
Workflow platforms replace those ten steps with fifteen of their own. We took them out.
Your templates already exist. Start there.
Your agency has written leases in Word for twenty years. Keep doing that.

What the AI does on upload
- Document ingestion
- .docx and fillable PDF parsed to structure, with headings, numbering, tables and letterhead preserved.
- Clause segmentation
- Every clause located, bounded and numbered — including sub-clauses and schedules.
- Clause classification
- Each one typed as freeform, variable, boilerplate or agreement.
- Key-term extraction
- The values that move between deals pulled out, typed and named.
- Variable mapping
- Extracted terms reconciled against your dictionary, so the same term means the same thing in every template.
- Statutory reference detection
- Clauses turning on the Retail Leases Act surfaced and tagged RLA or Non-RLA.
- Change detection
- Once sent, the tenant's response is diffed against what you issued, clause by clause.
Three steps. Two of them aren't yours.
You — about a minute
Enter the key terms
A short form, not a document. Whatever the CRM already knows arrives filled in.
The tenant
They read, mark up and verify
One link. No account, nothing to install. Their response is diffed against what you sent, and identity is verified in the same place.
Lease Term: 5 years 3 years. Incentive: 3 months 6 months.
2 of 14 clauses changed. Boilerplate untouched. Identity verified.
Nobody
It lands agreed
No retyping the changes back in, no version four, no chasing. You look when you want to.
The classification model
- Freeform
- Written for this deal. Volant leaves it alone.
- Variable
- Fixed wording, moving numbers.
{{netRental}}filled once, landing everywhere. - Boilerplate
- Approved wording, locked against accidental edits.
- Agreement
- Needs a yes. Every response tracked.
Volant doesn't write your clauses. It reads the wording you and your lawyers settled on and structures it. The judgement stays with you.
Propose a rent. Show where it came from.
Volant is the only lease platform wired into ElevateIQ. Build a proposal and the market evidence for that address comes with it — comparable rental evidence, competing stock and a net rental range, pulled the moment you send. The rent you’re asking for arrives already supported.
Current at the moment you send
Evidence is drawn when the proposal is built, not carried over from an appraisal someone ran in March.
Compared on the same basis
Gross rates converted to net using the outgoings on record, so the $/sqm figures on the page are the same kind of number.
Attached, not emailed separately
The appraisal travels with the head of agreement, under your letterhead, in the same link the tenant already has open.

What comes back from ElevateIQ
Comparable rental evidence
Recent transactions matched on asset type, building area and distance, each rated against the subject on location, improvements and access.
Competing stock
What is on the market nearby right now, at what area and what rate — the tenant's alternatives, before they go looking.
Rental range
Lower and upper $/sqm bounds from the evidence, with your proposed rent positioned between them and the annual figure carried through.
Incentive benchmarks
The range being given on comparable terms, so the incentive you write into the proposal has something behind it when it's questioned.
ElevateIQ supplies the evidence and the range. Setting the rent is still your call, and the appraisal says so on its face — it reports third-party data, and it doesn’t replace an inspection or a valuation.
Set up before September, not queued behind it.

A direct line to the team
What you tell us between now and September shapes what ships.
First on as each stage opens
Ahead of general availability, and ahead of it as we add approvals and credit checks.
What agencies ask first.
Is this another platform to learn?
No. Loading a template is a one-off. After that a deal is a short form and a send button — fewer steps than the way you do it now, not more.
Do we get a Word file back at the end?
Your template goes in as Word. The tenant reads and signs online, and you get the executed document and a record of every term agreed. The back-and-forth stops being an email chain.
Do we change how we write leases?
No. Your wording, your clause order, your letterhead. Volant builds structure around them.
Is AI writing our clauses?
No. It reads and classifies. It doesn't draft legal terms or change a word of yours.
What does the AI actually do?
Parses the document, segments and numbers every clause, classifies each one, extracts the key terms and maps them to your variable dictionary, detects statutory references, and diffs the tenant's response against what you issued. It doesn't write anything.
What if a clause is classified wrongly?
You change it. Templates stay in draft until you're satisfied. For the foundation cohort we do that pass with you.
Does it know retail from non-retail?
Templates are tagged RLA or Non-RLA, and clauses turning on the Retail Leases Act are flagged. It isn't a substitute for your own advice.
When, and what does it cost?
September 2026, foundation cohort first. Pricing set with those agencies. The waitlist costs nothing.
